U.S. City Directory: Population, Housing and Income

Search 19,483 PEP places by state, population and growth. Each place has its own profile; housing and income filters use nationwide ACS records.

All 19,483 PEP places have published profiles. Income, home value and rent filters use nationwide exact-GEOID ACS matches; unavailable and suppressed estimates are excluded when those filters are active. Rent is the 2020–2024 survey median, not a current listing price. Open-ended medians meet a numeric filter only when the entire source range meets its condition.

The PEP place universe is mostly incorporated municipalities. Source exceptions include Washington, D.C., consolidated-government balance records, and Urban Honolulu CDP in Hawaii. Urban Honolulu is a census-designated place, not an incorporated city. We preserve these entity labels and do not substitute county-wide or metropolitan totals. Other CDPs and minor civil divisions await separate coverage.

City profiles to start a comparison

These profiles add income, housing, resident employment, commuting and demographics from the same 2020–2024 ACS survey window. Their population estimates refer to the administrative place, rather than a metropolitan region.

What this directory covers

The population directory uses Census Population Estimates Program records with summary level 162: PEP places in the 50 states and District of Columbia. It includes cities, towns, villages and other incorporated place names retained exactly as Census publishes them. Except for Urban Honolulu, it does not currently include census-designated places, separate county records, townships recorded only as minor civil divisions, neighborhoods or metropolitan areas. Their absence is a coverage limit, not a judgment about their relevance to a move.

Annual growth compares July 1, 2024 with July 1, 2025 within Vintage 2025. The same release revises earlier estimates; a growth figure can differ from a comparison of numbers published in separate years. Places without a nonzero prior-year estimate show unavailable growth. National and state ranks use this directory’s defined place universe, including population ties.

Check the original sources, read the calculation methods or download the full records from the data page. Choosing a low median rent does not guarantee an available apartment at that rent; neighborhood, bedroom count and lease date matter.
