Fastest-Growing U.S. Cities by Population
Find the fastest-growing U.S. cities with at least 20,000 residents. Compare percentage growth and added residents using Census Vintage 2025 estimates.
Celina, Texas leads this percentage-growth ranking among covered places with at least 20,000 residents in July 2025. The table also shows the number of residents added or lost, because a rapid percentage increase in a smaller city is not the same as the largest numerical population gain.
What the data show
Celina city, Texas leads the eligible table at 24.6% . The ranking contains 1,946 places. Among the first 100 rows, Texas has 30; Arizona has 10; Florida has 10. These counts describe ranked places, not the share of all residents living in those states.
Applying a larger-city threshold of 100,000 residents changes the leading examples to Goodyear city, AZ (6.5%); Buckeye city, AZ (5.5%); Georgetown city, TX (5.4%) . This sensitivity check uses the same metric and precision rules, and shows why a population cutoff must accompany any headline about the “top” city.

How we calculate annual city growth
Annual growth equals 100 multiplied by the 2025 population minus the 2024 population, divided by the 2024 population. Both observations come from Census PEP Vintage 2025. A place needs a positive 2024 estimate and at least 20,000 residents in 2025 to enter this ranking. Places below that size remain searchable in the national directory.
Our minimum refers to the ending population. Some Census published growth tables instead use a minimum at the start of the period. A city that crosses 20,000 residents during the year can consequently appear here and be absent from a table defined using the earlier population. The cutoff is an editorial comparison rule, not a statistical significance test.
Percentage growth versus the number of residents added
A city adding 5,000 people to a population of 25,000 grows by 20%. A city adding the same 5,000 people to 500,000 grows by 1%. This mathematical example explains why the percentage leaders tend to differ from the absolute-gain leaders. It does not describe a particular city’s observed growth.
The residents-added column is the signed difference between the two estimates. Keep it beside the percentage when comparing potential housing demand or changes in service needs. Population change alone does not demonstrate that rents rose, schools became crowded or a city expanded infrastructure. Those questions require their own dated local evidence.
Use growth as a research signal, not a forecast
A one-year increase does not establish a sustained trend. Open a city profile to inspect the complete 2020–2025 annual series. A percentage can slow while the place continues adding residents, or rise after a previous period of decline. This ranking does not extrapolate the latest rate into a future population estimate.
The Census updates boundaries and revises its estimates series with each vintage. All years used here are from the same revised release. A comparison across releases needs the Census methodology and boundary documentation. The place figures do not contain city-level migration components, so we do not label all added residents as newcomers from another state.
For a move, compare growth with the survey housing and household figures. The ACS 2020–2024 window ends before the July 2025 population estimate; it can provide useful structural context without measuring the city’s latest apartment inventory. Current availability, new construction and lease prices require additional local checks.
Ranking criteria, exclusions and sources
Starting universe: 19,483 PEP place profiles. Population cutoff: 20,000 residents , applied to July 1, 2025. 1,946 places meet that cutoff; 1,946 enter the numbered ranking. 0 are excluded from numbered ranks because annual growth requires a positive previous-year population .
Ties use competition ranking: two places tied for first share rank 1, and the next is rank 3. No sampling MOE is published with these population estimates; absence of one does not make the estimates error-free. Missing records never become zeros.

Questions about this city ranking
Which U.S. city is growing fastest?
Celina, Texas has the highest 2024–2025 percentage growth under this page’s ending-population threshold of 20,000. The answer changes when the population threshold or growth period changes.
Is this a ranking of migration?
No. It ranks changes in resident population estimates. These place totals do not separate births, deaths and migration.
